Your home is the comfiest place to be after a long day. But a leaky pipe or broken ac unit can ruin it all. Buying a home is a large investment and maintaining it is no easy task. It’s no secret that appliances don’t last forever and that random plumbing issue not only will ruin your peace of mind, but can put a hole in your pocket. Home warranty can be the tool that can make your life hassle free.
What is a Home Warranty?
A Home Warranty is a service contract that promises to repair or replace damaged appliances and systems in the home.
What is the difference?
Unlike a homeowners insurance policy that covers rare occurrences such as fire, theft, and severe weather damage. A home warranty covers repairs and replacements of faulty appliances or systems. Also a lot of home warranties will go beyond the manufacturer’s warranty as well.
Should you buy a Home Warranty ?
If you appliances and systems are no longer under the manufacturer’s warranty or you just want the added peace of mind, then definitely. A home warranty could save you some serious money and will cover the maintenance of your home.
Well what is covered?
Many companies will have a basic packages you can buy, However they will also offer a lot of add ons. In this case MORE IS BETTER! Here are some examples of what you will see.
Major Appliances – Oven, refrigerator, dishwasher, garbage disposal, microwave, washer, and dryer.
Now this is an example always review your plan before purchase.
Buying a home with a Home Warranty takes one less stress off of your shoulders as a buyer. If there ever is a problem all you will need to do is call the HW company and they will have someone out to solve the issue fast, easy, and cheaper than you will believe.
When a buyer finds that perfect home, and finds out that it’s protected by a home warranty it is like a cherry on the cake to a buyer. It simply provides security to the purchaser. Homes with a home warranty program on them do tend to sell fast than other homes.
In my opinion….
I do think that a Home Warranty is always a good idea when selling or buying a home. When I have a buyer I will always ask for at least a basic home warranty package in the Purchase and sale right behind the Termite letter of course!
